Underground drainage is the one part of a build nobody sees again once the slab goes down. Long sweeps instead of tight bends, a cleanout where a camera can actually reach, and consistent grade are what decide whether this line gives trouble in ten years. This was the below-slab phase of a Calgary commercial project. Why does my basement flood every spring?
Spring flooding usually comes from meltwater sitting against the foundation because the grade slopes inward, the weeping tile is blocked or collapsed, or the sump pump cannot keep up. Those three causes have very different fixes and costs, so the assessment matters more than the sales pitch.
What is weeping tile and does my house have it?
Weeping tile is perforated pipe run around the base of the foundation footing that collects groundwater and carries it to a sump or storm connection. Most Calgary homes have it, but in older houses it is often clogged, crushed or disconnected.
Do I need a sump pump?
You need one if your weeping tile drains to an interior pit rather than to a gravity storm connection. If you already have a pump, the useful questions are how old it is, whether it has a backup, and whether it is sized for the volume it actually sees during a heavy melt.
What does a backwater valve do?
A backwater valve stops city sewer from flowing back into your home during a surcharge event. It is one of the least expensive protections against a genuinely damaging basement backup, and it is worth asking about if your home does not have one.
How disruptive is drainage excavation?
It is real excavation, so it affects landscaping and access for a few days. We scope exactly what gets dug, what gets restored and what does not, in writing, before starting, so there are no surprises about the state of your yard.
